A gravel driveway has been cut from the road into your lot, with a culvert installed at the entrance for proper drainage. The gravel provides a solid surface during construction. After that it can be kept as gravel, paved, or concreted, that decision stays with you.
The building location has been carefully chosen and cleared before you buy. Choosing the wrong homesite is one of the most consequential decisions in the building process, drainage, solar orientation, terrain, and construction access all factor in. That decision has been made by people who know the land.
Fence posts have been installed along every property line so you can walk your land and know exactly what's yours. Full fencing available on request.
Running power to a raw parcel can be a significant undertaking in both cost and time depending on location. On every Millwood lot it is already in the ground before you buy. You connect. That is it.
The soil has been evaluated by a licensed soil scientist and accepted by the county, confirming it can support a septic system. Without this the county will not issue a septic permit, and without a septic permit a building permit cannot be obtained. It is done before you buy.
Legal boundaries are established and recorded with the county. The survey confirms your acreage, identifies any easements, and documents legal road access. Your parcel is a defined piece of land with everything on file before you buy.
