Know the land before you buy.

A property may have the space, privacy, and the setting you want. But before deciding whether it is right for your family, you also need to understand what it will take to build there.

Can the property support a septic system?
Where could the home be built?
How will power reach the homesite?
How much work is left before anyone can break ground?

These are important questions, and buyers deserve clear answers before making a final decision.

Seven things we complete to make raw land Build Ready.

01
Paved Road Access

Your lot sits on a paved road. Not a dirt track, not a logging path. A real road that your family, your contractor, and your delivery drivers can use without thinking twice.

02
Driveway Installed

A gravel driveway has been cut from the road into your lot, with a culvert installed at the entrance for proper drainage. The gravel provides a solid surface during construction. After that it can be kept as gravel, paved, or concreted, that decision stays with you.

03
Homesite Selected and Cleared

The building location has been carefully chosen and cleared before you buy. Choosing the wrong homesite is one of the most consequential decisions in the building process, drainage, solar orientation, terrain, and construction access all factor in. That decision has been made by people who know the land.

04
Perimeter Posts Set

Fence posts have been installed along every property line so you can walk your land and know exactly what's yours. Full fencing available on request.

05
Underground Power

Running power to a raw parcel can be a significant undertaking in both cost and time depending on location. On every Millwood lot it is already in the ground before you buy. You connect. That is it.

06
Perc Test Completed

The soil has been evaluated by a licensed soil scientist and accepted by the county, confirming it can support a septic system. Without this the county will not issue a septic permit, and without a septic permit a building permit cannot be obtained. It is done before you buy.

07
Survey Recorded

Legal boundaries are established and recorded with the county. The survey confirms your acreage, identifies any easements, and documents legal road access. Your parcel is a defined piece of land with everything on file before you buy.

Most land companies sell you a starting point. We sell you a finished one.

From first call to foundation, we keep it simple.

Whether you're ready to move now or just starting to think it through, we meet you where you are and guide you through every step.

Build When You're Ready

Break ground this season or hold your land for years. Either way you own something real, prepared, and genuinely ready, on your timeline, your terms.

Not every piece of land is ready to build on.

Plenty of buyers find that out the expensive way, after closing. The soil will not support a septic system where they wanted the house. Power is farther away than the listing implied. A boundary is in question. Site work they never budgeted for stands between them and a foundation, and the build they were excited about turns into a waiting game.

That is the exact situation we built Millwood to prevent. Every property is surveyed, perc-tested, and prepared before it is listed on the market, giving you the information you need to choose your land with confidence.

Walk it before you drive to it.

We personally film every property so you can see the road in, the driveway entrance, the cleared homesite, and the full lay of the land before you ever make the trip.

Families who stopped planning and started building.

The best moment in this business isn't when the paperwork clears. It's six months later when someone sends a photo of a foundation being poured on land they bought from us. Every lot we sell becomes someone's next chapter and we take that seriously from the first conversation to long after closing.

Families who made the move.

From our first phone call with Rebecca to the closing of our property, we could not ask for a more pleasant experience. The whole team is passionate about helping families achieve their goals. We are blessed to have found them.

Everything you should know before buying land.

It means seven specific things have been completed on every lot before it goes to market, paved road access, installed driveway with culvert, homesite selected and cleared, perimeter boundary posts, underground power in place, perc test completed and accepted by the county, and a recorded survey. You are not buying a project. You are buying a finished starting point.
Yes. No HOA, no covenants, no deed restrictions on how you use your land. Your only constraints are local county zoning regulations, which are significantly more permissive than any HOA you've ever dealt with.
Yes. On every Millwood lot, underground power has been run to the property. This is one of the most expensive and time-consuming parts of preparing raw land and it's already handled before you make an offer.
Absolutely. We personally tour every lot with you. You'll walk the driveway, see the cleared homesite, and follow the boundary posts around your entire perimeter. There's no substitute for standing on it.
That's most of our buyers. We walk you through every step, financing options, the closing process, what happens next. No question is too basic and nothing is assumed.
Owner financing may be available on select properties. We also work with lenders who specialise in land loans in North Georgia. Reach out and we'll walk you through what's possible.
As soon as you're ready. The homesite is cleared, power is in, and the perc test is passed. Your builder can walk the lot and give you a quote the same week you close.
That's completely fine. Many buyers hold their land for a year or more before breaking ground. You own it on your terms. People on our waitlist always get first call when new lots become available.
